Axius Partners recently assisted a Sydney based property developer obtain and structure a development finance facility to fund the construction of Stage 1 and 2 (77 Independent Living Units) of a 3-stage luxury retirement living project in the Southern Highlands of NSW, that will ultimately comprise 136 ILU’s, associated community resort facilities and roads / other infrastructure to be delivered over the next 3-years.
The funding comprises both senior debt (funded by a local domestic bank) and mezzanine debt (funded by an offshore fund manager).
Despite medium term challenging conditions in real estate debt markets, and further deterioration over 2020 because of Covid-19 capital constraints, Axius Partners was able to secure the debt funding and assist the structuring of same on favourable terms and conditions for the sponsors, to facilitate delivery of the project and the sponsors ongoing growth agenda.
